Terms and Conditions

Sheriff's Sales are held in the Butler County Courthouse Sheriff's Office lobby at 10:00 A.M., E.S.T. on the sale date of each month.

If the Plaintiff or other lien creditor becomes the purchaser, the cost of the writ must be paid. All others must have 10% of their bid in cash, cashiers check, or money order at the conclusion of the sale, and the balance must be paid by 12:00 noon on Wednesday, three business days after the sale, or the property will be put up and sold at the risk and expense of the original bidder.

If an individual would like to bid on a property they must appear in person at the Sheriff's Office on the day of the sale. All bids must be oral and must be in increments of at least $100.00. Sheriff's poundage will be added to the purchase price and paid by the purchaser. A bid of costs will be deemed to include all back taxes and sewer liens.

Announcements will be read prior to the sale of that property. The Sheriff's Office will announce the properties that have been stayed or continued, prior to the start of the sale. The amount of the debt on individual properties can be obtained from the Real Estate Department in the Sheriff's Office: 724-284-5245.

All sales are posted in the Sheriff's Office at least thirty (30) days prior to the day of the sale. Sales are advertised in the Tribune-Review, the Butler Eagle and the Butler County Legal Journal. Terms and Conditions are subject to change by the Sheriff.
